New Vision for 38 Presidio Terrace
Armour Architecture was asked to prepare renovation concepts for this grand 1910 home, available for sale for the first time since the 1970's. Our vision brings it into the 21st century to suit how people live today. For the Main Floor, we retained its original classic detailing and organization — 2 wings with a central circulation area — and reprogrammed its rooms for modern use. By merging formal dining and living, we gave the original dining room new life as a family living area, with its north wall open to a light-filled kitchen alongside modern service spaces (see illustration). The unused Ground Floor (basement) rooms have been re-imagined to create an entirely new level of living spaces with a new outdoor patio.
